1. Payment schedule
- Deposit: 50% of the total is due at the time of booking to confirm your stay. If you book within 8 weeks of check-in, the full 100% is due at booking.
- Balance: The remaining 50% is automatically requested 8 weeks before check-in and is due by the date stated in that request.
- All payments are processed securely via Stripe. We never store your card details.
2. Payments are non-refundable
The deposit secures your dates. Both the deposit and the balance are
non-refundable: once an amount has been paid it is not returned if you cancel or
change your booking. If the balance is not paid by its due date we will contact
you — bookings are not cancelled automatically.
This does not apply to the security bond, which is separate from the cost of your
stay and is always returned unless there is damage. See section 3.
3. Security bond
A refundable security bond applies to every stay, arranged automatically on the card used
for your booking. The bond amount is shown during the booking process. How it's handled
depends on the length of your stay:
- Stays of 6 nights or fewer: the bond is placed as an authorization
hold — a temporary hold, not a charge — on the day your stay begins. The funds are never
taken from your account unless a claim is made.
- Stays of 7 nights or more: because card holds expire after about a
week, the bond is instead charged to your card a few days before check-in and refunded
in full after check-out.
After check-out, the hold is released (or the charge refunded) in full, unless there is
damage, excessive cleaning, or a breach of these terms, in which case all or part of the
bond may be retained.
4. Cancellations & changes
To cancel or change your dates, contact us directly. Any amount you have already
paid — deposit, balance, or both — is not refunded, whenever you cancel. If you
cancel before the balance falls due, we will not collect it.
Changing your dates. Date changes are subject to availability and
to any difference in nightly rates. If we cannot accommodate your new dates and
you choose not to continue with the original booking, the above applies.
Your security bond is not affected. The bond is held against
damage, not against the cost of your stay, and is released or refunded in full
whether or not you cancel.
If we cancel. In the unlikely event that we have to cancel your
booking — for example if the property becomes unavailable through damage or an
emergency — you will receive a full refund of everything you have paid, including
the deposit.
Nothing in these terms limits your rights under the Australian Consumer Law.
5. House rules & liability
Guests agree to treat the property with care and to comply with the house rules
provided at check-in. The maximum occupancy must not be exceeded. The host is not
liable for loss or damage to guests' personal property during the stay.
